What does a concrete driveway cost in North Port?

About $7 to $12 per square foot for the driveway plus $1,500 to $5,000 for the culvert crossing when the pipe is replaced, so a 500-square-foot driveway with a new culvert runs roughly $6,000 to $11,000 including demolition. Lots on curbed streets and in Wellen Park skip the culvert line.

What's different about driveways in North Port

A North Port driveway on the original grid is two projects: the crossing over the roadside swale, which the city permits under its Right of Way Use Permit, sizes the culvert for and inspects after the swale is regraded; and the slab on the lot, on deep Myakka and Immokalee sand that drains fast at the surface and holds water below, which needs 4 to 6 inches of compacted base, a 4,000 PSI fiber-reinforced slab with #3 steel and control joints every 8 feet. Wellen Park's North Port villages have curbed streets, builder driveways and an ARC width rule instead.

Warm Mineral Springs and the Price Boulevard corridor are the oldest slabs.

A worked example

A 1986 home off Price Boulevard with a 500-square-foot driveway cracked in four places and a culvert crushed by a delivery truck. Scope: Right of Way Use Permit, new 15-inch culvert to the city's size, swale regraded both sides, a compacted 4-inch crushed-rock base, four inches of 4,000 PSI concrete, fiber plus #3 rebar, joints sawn at 8 feet, Public Works inspection of the swale before final. Planning band: $7,500 to $11,500 including the culvert.

What if the existing culvert is fine?

Then the permit covers the driveway crossing and the swale restoration without a new pipe, and the culvert line drops off the estimate. The city decides whether the pipe stays on the site visit.
