East of US-41 the lots sit on Myakka and EauGallie fine sands with a wet-season water table under 10 inches; base compaction in lifts and positive drainage are the whole game. West of the Trail and on the keys the ground is fill and shell over sand, drains fast, and carries salt. Bird Key and Lido Key are in AE with VE on the Gulf face; Ringling Causeway access means truck timing around the bridge.
