Ground and drainage
Deep Myakka and Immokalee sands that drain fast on the surface and hold water at depth, with swales that were often too shallow or pitched wrong when the lots were platted. A driveway here is a drainage project first: the culvert is sized by the city, the swale is regraded, and the slab is pitched so water leaves the lot. Base compaction in lifts stops the settlement that shows up on so many 1980s driveways.
A worked example
A 1986 home off Price Boulevard with a 500-square-foot driveway cracked in four places and a culvert crushed by a delivery truck. The scope: Right of Way Use Permit, new 15-inch culvert to the city's size, swale regraded, 4 inches of crushed base compacted in two lifts, a 4-inch slab of fiber-reinforced 4,000 PSI concrete on #3 rebar, joints sawn at 8 feet, Public Works inspection of the swale before final. September 2026 planning band: $7,500 to $11,500 including the culvert.
