What does pool deck resurfacing cost in Venice?

What's different about resurfacing in Venice
Venice has more overlay candidates than the keys because its mainland and Wellen Park slabs never stood in surge. The test set is the same: hammer, straightedge, level and hose, threshold, history. Pass, and the deck gets a light knockdown overlay with a matte grit sealer, or a stamped overlay for a stone look; fail, and the resurfacing page says replace. Island decks on the bay side get a penetrating sealer rather than a film, because the base stays damp and film blushes.

A worked example
A 2016 Wellen Park (Venice side) home with a 560-square-foot builder deck, sound, ponding lightly at the cage screen. Scope: a slot drain sawn into the deck at the low side, pressure-wash and profile, two hairline cracks routed and filled, bond coat, light knockdown overlay in a sand tone, matte sealer with grit, two dry days between coats. ARC approved the color in one meeting; no permit. Cost band: $3,200 to $4,800 including the drain.
How long does a Venice overlay last?
Eight to fifteen years on a sound mainland or Wellen Park slab with resealing every 2 to 3 years; shorter on the island's bay side where the base stays damp and the sealer works harder.
