Rotonda West is a wheel of 1970s to 2000s single-story homes with pool cages, most with cool-deck overlays from the 1990s now delaminating, over flatwoods sand ringed by canals that keep the water table near the surface. Decks that fail sounding come out and are re-laid on 4 inches of compacted base with a drain, light concrete pavers or travertine, a concrete curb at the cage line for the anchors; decks that pass get pavers over them. Chlorine pools dominate; the canal lots see enough spray for the 2-year sealing cycle.

A worked example
A 1995 home in the Pinehurst section with a 620-square-foot cool-deck deck delaminating under the cage, hollow at the coping. Charlotte County permit and NOC; association approval on the color. Scope: demolition, a 4-inch compacted limerock base, linear drain, concrete bullnose coping, light concrete pavers in a modular pattern, concrete curb at the cage line, cage anchors reset, polymeric joint sand and a sealer 30 days later. Planning band: $9,000 to $12,500 including fees.
