How often should Longboat Key pavers be sealed and what does it cost?
Every 18 to 24 months for fields island-wide, annually for travertine or shellstone coping on salt-chlorinated pools, at about $1 to $3 per square foot for cleaning, re-sanding and sealing with a $150 to $250 minimum. A 900-square-foot deck runs roughly $900 to $2,700 per cycle; a 2,500-square-foot condo deck $2,500 to $7,500.

What's different about sealing & cleaning in Longboat Key
The whole key is within half a mile of salt water, and the Gulf-front rows get spray daily. Penetrating sealers only; film sealers blush over bases that stay damp. Condo associations along Gulf of Mexico Drive schedule sealing for June to September when occupancy is lowest and tie it to the May inspection of edges, drains and turtle fixtures. After the 2024 surge, every sealing job started with a fresh-water flush and a dry month.
Marble on the estate lanais takes a penetrating sealer and a neutral cleaner; porcelain takes nothing.
Rules that apply here
No permit; condo and club scheduling; turtle-fixture check on the same visit (lighting rules); maintenance calendar.
A worked example
A Gulf of Mexico Drive condominium with 3,200 square feet of travertine common deck around a salt pool, last sealed 2023, coping flaking at the waterline. Scope: neutral-pH clean with soft brushes, joints re-sanded, coping flakes removed and the worst 22 pieces replaced, penetrating sealer on field and coping, annual coping date and 2028 field date in the board's reserve file. Scheduled for July. Planning band: $5,500 to $9,000 including the coping pieces.
Is annual coping sealing really necessary?
On a salt pool with travertine or shellstone coping, yes; the alternative is flaking within two seasons and replacement within five. Porcelain or dense concrete coping ends the annual line.
